The Oaks at Waterman Village. Waterman Village’s flagship retirement community since 1989

At The Oaks, the majority of our 260 independent living duplex home residences come with either an enclosed garage or covered carport. You just pull right up to your front door. Each residence has at least two bedrooms and two baths.  Floor plans and styles can be found below.

The Oaks and Lakeside are connected by a golf cart/pedestrian bridge over Donnelly Street. Lakeside offers independent living apartments AND duplex homes, whereas The Oaks offers duplex homes only.

Oaks residents pay a monthly service fee and an initial ‘buy-in’ fee, which we call a ‘life-lease’ fee. This type of fee is common for retirement communities that have independent living residences, an assisted living facility, a memory care facility, and a nursing care facility all on one campus. The life-lease fee has 75-85% refundable provisions, LIFETIME. This is very unique for a community like Waterman Village in the SE U.S. What is VERY RARE and unique about the Oaks is, new residents who choose to move into a Villa home have two options. They can choose a higher life-lease fee with a lower monthly service fee, OR, a low life-lease fee with a higher monthly service fee.

When looking for a community like Waterman Village that has all levels of living on one campus, for over 90% of people, it’s a much better financial decision to choose a plan like Lakeside’s, where residents receive the bulk of their initial fee money that they paid upon entering the community, back, rather than to moving to a community where they’d receive no or little refund back after having lived in the community for 3, 4 or 5 years. Why? Most communities that keep all or most initial entry fee monies paid, often do this by promising to offer its residents a discounted rate in the community’s nursing home if needed. However, statistics show that less than 7% residents who first start out in a retirement community’s independent living area, will ever need to transfer to the community’s nursing home area on a long-term basis. So, for the vast majority of people, over 90%, it’s not a wise financial decision to give up all or most initial entry fee monies paid

For those who do require a community’s on campus nursing home, typically require it on a short-term basis, and short-term stays are typically already covered by their individual health insurance plan.

Another large but often forgotten disadvantage of paying an entry fee to a community, where most or all of the initial money paid is not refunded back after living there 3, 4, or 5 years, is if a resident decides they want or need to move out. Knowing they would not receive most or any money back of their original entry fee paid, can have a variety of negative personal, familial and financial consequences.\

The Oaks offers three dining venues, a staffed gatehouse 24/7, and priority access to all the amenity, living and service areas Waterman Village has to offer. Residents can walk or golf cart to dental and doctor offices, as well as a physical therapy clinic.

One reason people choose to move to Waterman Village after researching communities across Florida, is due to our robust independent living activity and wellness calendars. Many of our visitors tell us they are the best that they’ve come across.

Waterman Village is located in Florida’s TOP RANKED and number four in the nation small town to retire to per USA TODAY. You’ll be excited and proud to take your guests and visitors to downtown Mount Dora.  And, we are located away from the coast, avoiding a direct hurricane hit and the constant worry of having to evacuate for several months out of the year.

Since most residence types have waiting lists, we strongly encourage people to plan ahead by joining our ‘In-The-Wings’ club. So, before choosing a retirement, progressive living, multi-level, continuing care, life-care, or life plan community for yourself or loved one, fully compare Waterman Village. If you’re like most, you’ll be very glad that you did.

As research studies show, people who live at Waterman Village are happier overall than those who remain in their own homes outside of Waterman Village. And the fact is, moving to Waterman Village while one is STILL independent and active, truly IS the best plan one can make to remain that way as long as possible throughout life.

Our Independent Living Information Center Team, Coleen, Cheryl, Alondra, Abe, and Jeff, have over 70 years of combined experienced in the Retirement/Senior Living field.

Resident Comments

“We researched & visited several retirement communities.  We moved from Summerfield to ‘The Oaks’ Retirement Community at Waterman Village in Mount Dora.  We wanted a community that offered all three levels of living: independent, assisted, and a Medicare 5-Star rated nursing and rehabilitation center. We wanted a community that refunded back the majority of the entry fee, regardless of how many years we lived there.  We wanted a location with a small town feel, yet one that was still close to everything we needed as we aged.  We wanted to live close to a top rated hospital and closer to MCO airport.  And, we wanted a community that was part of an organization with stable leadership and had a strong history and track record. Waterman Village met our criteria”.

Jack and Valerie EnardWe did much online research and physical looking at retirement communities. We had lived in Orlando for 21 years and enjoyed spending time in Mount Dora. We both had lived in small towns in Pennsylvania, and we came to love the atmosphere of Mount Dora.  We wanted to make a move while we’re still young and able to live independently.  The activities here are many and suit us well. We have no children or family so we feel very comfortable knowing progressive care is available should one of us need it.  The community is top notch in all departments. After living here for two years, the residents are like family.”

“We recently moved into Waterman Village after a 2-year wait, and it has already been well worth the wait! We searched for over a year; and after visiting many places, we decided on Waterman as our future permanent home. What brought us here is the friendliness of the staff, the tree-lined neighborhood atmosphere, the professionally-run community, the many amenities, and the fact that we can get part of the entrance fee back. So happy we chose Waterman! Thank you Lord and thank you Waterman Village”.

Ron and Susan Jerlas

“We were living in a 55+ community just outside Leesburg. The more we talked about it, the more we liked the idea of a simpler life, a maintenance-free home, having care nearby if needed, the ability to travel with greater ease, and peace of mind for our children. And so our search began, and we prayed for guidance.“The more we looked, the more Waterman felt like home to us. Parking was important, as was the house – both seemed to suit our needs. And of course,Mount Dora was a draw as well. Our children are scattered across the country. They were surprised, supportive and delighted for us when they learned of our decision to make ‘the big move.’“We’re going into our third month, loving our home, our front porch, and our neighbors. Our grateful prayer goes on…Bless you, Waterman Village…Thank you, God!
