‘The Oaks’ Retirement Community at Waterman Village
The Oaks is Waterman Village’s ‘flagship’ retirement community that was founded in 1989. Independent living homes grace the beautiful tree-lined streets in the The Oaks neighborhood. It really and truly looks and feels like a ‘neighborhood, with no two homes exactly alike. Residents have the option of paying an entrance fee and reduced monthly service fee, or, no entrance fee but a higher monthly service fee.
The Oaks residents have priority access to the Bridgewater Assisted Living apartment residence and the Edgewater Health & Rehabilitation Center, located right on the same campus as The Oaks. The Waterman Village Home Care agency and the Waterman Village Outpatient Physical, Occupational, and Speech Therapy Clinic are also both ideally located right on The Oaks campus. Three dining venues, the Chapel Fellowship church, the Brain Wellness Academy for Seniors, a fully equipped wellness center, a travel agency, dental offices, doctors offices, and a real estate office are all ideally located on/or adjacent to The Oaks campus as well

The Oaks uniquely offers entry-fee refund plans where residents receive 75-85% back of their original entry fee paid, no matter how many years they live at The Oaks. This avoids a feeling of ‘being trapped’. Because, if an Oaks resident desires/needs to move out, and this can happen, they will still receive the bulk of their original entry fee that they paid back. Unlike some communities, where after you’ve lived there only a few years, there is a much lower percentage of refund back, or, there is no refund back at all if one desires to move out or passes away. A very important consideration to think about, before choosing a life-plan, life-care, continuing care, multi-level, or progressive living community.
Some communities offer higher entry and/or monthly fees, but offer a discounted rate in the community’s on-campus nursing home if ever needed. For the vast majority of retirement community residents, this isn’t a benefit. Why?
- the vast majority of Waterman Village’s independent living residents who require services in Waterman Village’s on-site nursing center, the Edgewater, require it only on a ‘short term’ basis. These short term stays are often covered by a resident’s Medicare and/or insurance plans.
- only 2% of the current ‘long-term’ residents who live in The Edgewater, formerly lived in Waterman Village’s independent living area.
- ‘in-home care’ services are helping independent living residents remain in their homes longer, thus further reducing the need for ‘long-term’ nursing home care.
The one story 2BR – 2BA duplex and quadplex Villa Homes, are located on quiet, peaceful, tree-lined streets. Sizes range from 1,072 square feet to 1,370 square feet. Convenient covered parking, just steps from your front door. No two villas are exactly alike. Not up to driving/walking to the dining room or to an activity? No problem! Just call and we’ll pick you up right at your front door and return you back to your front door.
Custom Villa Homes
A Custom Villa home is a ranch style ‘free-standing’ home, offering more square footage than traditional Villa homes (2,000 square foot range). All have spacious 2 car carports. Their beautiful – spacious interiors, are a wonderful choice for couples or individuals who are moving from larger homes, and are accustomed to larger accommodations. There are 10 Custom Villa homes on the Waterman Village campus.
The Manor homes with their brick and stone trim are reminiscent of a country manor home. Five different floor plans offer two bedrooms, two baths and an attached garage for both car and golf cart. Some have an additional den as well. Sizes range from 1,408 square feet to just under 1, 900 square feet. The Manors include spacious interiors with modern appliances, including a full size, side-by-side washer/dryer. Several floor plans offer a screened lanai. Our six Estate homes have 2BR-2BA, dens, enclosed two car garages, and are some of our largest and most modern designed floor plans. Current Estate home floor plans vary, with no two floor plans exactly alike. Spacious bedrooms and bathrooms, nice functional design, light and open.
